Transit Oriented Development (TOD)
Overview
Transit-Oriented Development (TOD) places a variety of uses (business, residential, retail, public spaces) around transit stations and corridors. By capitalizing on its proximity to transit, TOD is considered to be a sustainable land use approach. Benefits include:
- Improving the cost of living for TOD residents by decreasing the need to own an automobile and by increasing the housing supply.
- Reduce greenhouse gas emissions.
- Providing more opportunities for community interaction close to home.
- Increasing local customer base for businesses.
- Making more efficient use of infrastructure (i.e., reduce "sprawl").
CRCOG stays apprised of trends and innovations in TOD and supports local and regional efforts to leverage the positive impacts of having multiple transit stops and stations in the region. With two transit lines (CTfastrak and CTRail) and over a dozen stations, CRCOG is well-positioned to assist our member municipalities in creating more vibrant and accessible places to live.
CRCOG INITIATIVES
TOD Roles, Visioning, Viability & Tools Analysis
CRCOG worked with 8 municipalities, the Connecticut Department of Transportation, and other stakeholders to identify roles, assess gaps, and determine future responsibilities related to the implementation of transit-oriented development (TOD) along the CTfastrak and CTrail Hartford Line corridors.
Model TOD Regulations
CRCOG's 2014 Sustainable Land Use Code Project included model regulations for municipalities interested in zoning for TOD.
